I find the old programming rule 100% true. (I wonder who made it up)....

The longer you spend trying to debug an issue the more elementary it is.

When is the last time you set up your MVC all wrong and spend all day figuring out why. probably never... right?
When is the last tine you spent like 2 hours debugging something... only to discover you added a stupid quote to you SQL string somewhere. probably a lot!

This is also why I think buying an over priced house is stupid. (awesome example).

This is why the economy tanked. This is why the money the US government pumped into banks doesn't make it out into the economy.

I think buying anything on debt is stilly (houses included). I don't care how institutionalized it is, leveraging a huge asset with a tiny bit of money is crazy. The 'buy a house / condo' industry we have formed is like a marching zombie cult!

THINK FOOLS!

For the following example IGNORE capital appreciation. (which is HUGE by the way.)

"Bad Leverage" (dangerous?):
I would more quickly borrow 300K to invest in KO shares. At least I'd get around 3-4% a year (instead of SPENDING that amount per year). why? because I THINK.


Now.. Interest paid on a loan for an investment is tax deductible. That means your loan doesn't cost 6%, it costs 4%. Now if you buy a selection of dividend stocks that pay around 4%, you are laughing.

Why?

Because: The dividend will PAY FOR your interest. If not, you will have minimal payments (like 4%-3.5% a year. 1500 bucks a YEAR).

Ok so your paying to own this stock, in the worst case... but wait! The dividends GROW 5-8% a year and the loan is what is called a SINKING fund. After a few years you will be paying nothing.

After the loan is paid off, assuming the dividends increased 5% per year, you would have an income of around 20K a year (for life).

Conclusion

Buying liquid investments that are diversified is a smart way to leverage yourself into a good position financially.
Buying a house you can't afford, that can break, that you can barely afford... is a poor way to do so.
